With the start of 2023, the Post is taking a look at some of the major development projects on our radar in north Overland Park.
Here are some prominent developments inside the 435 loop that could see some significant movement this year.
Promontory should enter final phase
- With the SERV entertainment complex near completion, Arbor Development is looking to begin the third and final phase of the $97.5 million Promontory redevelopment at 91st and Metcalf.
- In this next phase, a new four-story apartment building with 150 units and a skywalk will replace the former Gateway Plaza shopping center, which contained a now-relocated Half Price Books.
- Construction for the third phase is expected to begin in July and be completed by December 2025.
Former Sears site on Metcalf to be transformed
- Klover Architects is hoping to move forward this year with its redevelopment plan for the former Sears site at 97th Street and Metcalf Avenue.
- The firm plans to construct several new buildings for retail and restaurant spaces, adjacent to a 110,000-square-foot Life Time athletic club on the site of the one-time Metcalf South Mall.
- Currently, Klover is in the process of gaining approval from the city for its preliminary development plans for the site, according to the company’s website.
Overland Park Farmers’ Market redux moves forward
- Plans for a new-look Overland Farmers’ Market are expected take some major steps forward this year as the city works to negotiate a contract with real estate firm Copaken Brooks for the downtown site’s redevelopment.
- Copaken Brooks recently presented a revised concept plan for the market that would expand the site to 71,000 square feet and make space for an estimated 87 vendor stalls.
- A contract that will outline a refined concept plan, estimated project costs and potential financing options for the remodel is expected to be voted upon the Overland Park City Council later this month.
Brookridge developer looks to break ground
- Developer Curtin Property plans to finally begin the first phase of construction for the much-watched $2 billion mixed-used Brookridge project near 103rd Street and Antioch Road this year.
- Known as “The Village,” this portion will be on the site’s north side and will have two mixed-use residential and retail areas, nine spaces for retail or restaurants, one mixed-use space for residential and offices, one office and one retail and hotel building.
- Construction of this part of the development is set to be completed by July 31, 2025, according to current plans.
