Lane4 Property Group is planning to invest just over $1 million in redeveloping and modernizing the Prairie Village Office Center at 73rd and Mission Road.
The office building, which opened in 1964, was acquired by Lane4 in the past year and totals about 77,000 square-feet. It’s currently 90 percent occupied, most of its tenants are small office users, medical tenants and local entrepreneurs.
“We intend for the vast majority of the current tenants to stay,” said Elise Valenti. “We will continue to fill the few vacancies with very similar tenants.”
Mike Berenbom, Lane4 vice president and asset manager for the project, said the office building will be renamed the Village Office Center. Its location near the Village Shops makes it an appealing choice for office users, he observed.
“The center sits on one of the most attractive locations in the metro, surrounded by strong demographics,” Berenbom said in a statement. “Our renovations to the project will enhance the current tenant experience while also breathing new life and energy into the center and community overall.”
The renovation work includes adding landscaping and outdoor spaces, modern interior common spaces and an upgraded facade to emphasize the building’s unique 1960s architecture while bringing into the 21st Century.
Other improvements include improved exterior lighting and façade; new monument signage; bike and pedestrian friendly exterior layout; and new main building entrances. Work should be completed by late spring 2017.
The Village Office Center is not far from another new building now going up at 75th and Mission Road. That 20,000 square-foot project also is targeting smaller office and medical office users.
