Steve Vockrodt over at The Pitch on Monday revealed a new rendering of the long-stalled Mission Gateway project suggesting developer Tom Valenti plans to pitch a version of the development that closely resembles the Walmart-dominated plan that was dead-on-arrival when presented to the Mission City Council in November.

Vockrodt notes that the only significant departure from the November plan is the reintroduction of market rate apartments to the mix.

“The Pitch has learned, from a Kansas Open Records Act request, that Valenti’s latest plan is all but identical to the November version; it simply reintroduces market-rate apartments to a development scheme that has toyed all along with cohabiting renters and big-box retailers,” Vockrodt writes.

UPDATED: Mission City Administrator Laura Smith said the image used by The Pitch was not a rendering of the plan currently being considered by the city. Mission has received no new plans for consideration at this point, she said.
