Woodside Village project in Westwood ready to start; apartments, new restaurant in first phase

A major development in Westwood called Woodside Village is ready to kick off construction today on the start of what will be a major residential and retail project along Rainbow Blvd. and 47th Place.

A few changes have been made since the project was first announced by Tanner and White Properties. The most substantial is that a natural grocer, GreenAcres Market, planned for the first phase of the project will be part of the second phase and be built farther south along Rainbow. The first phase of the project now will include a new restaurant from Bread & Butter Concepts in a 6,500 square foot space. The new restaurant will have an Italian theme. Bread & Butter operates BRGR and Urban Table in Corinth and Taco Republic at the 47th and Mission intersection.

The first phase of the $79 million project lies to the north of 47th Place on the east side of Rainbow and includes additional retail space on the first floor and residential units above. A total of 333 apartments are planned for the project with 91 units coming in the first phase. That will substantially increase the number of residences in Westwood. Developer Blair Tanner said he is “focused on putting in (retail) that contributes to the living experience of the (residential) tenants.” The first phase has 20,500 square feet of retail available, including the new restaurant, and could include other food options and a coffee bar.

A major expansion and renovation of the Woodside Health and Tennis Club, adding 43,000 square feet, also is part of the first phase of the development. The club is adjacent to the Rainbow development. The first phase development will take about 15 months to complete, Tanner said. It is expected to start today with the temporary relocation of cell phone towers from the Youthfront building on Rainbow. That building will be demolished to make way for the development. An underground parking garage is part of the project.

Phase two will have 16,000 square feet of retail, which potentially could be taken completely by GreenAcres, or split with other retail. It also contains the remainder of the residential units. It can begin after the renovations of the club are completed. Phase two extends from Rainbow along the south side of 47th Place.

The development of the third phase, 2.2 acres which are adjacent to the north in Kansas City, Kansas, have yet to be determined. Tanner said he will involve both the KCK and Westwood communities in the discussion about that project.

The Westwood project will be a catalyst for re-development along Rainbow, Tanner said. He sees the project, along with new development at 39th and Rainbow as bookends along with the 47th and Mission intersection resurgence. “People want to be able to walk to amenities,” Tanner said.

The Woodside Village project will use Tax Increment Financing and Community Improvement District bonding that has been approved by Westwood.
